Peeling and flaking garage floor coating in Petaluma, CA

Why coatings fail

Most coating failures we see in Petaluma come down to three causes. The first is poor preparation. Many floors were coated after a quick acid wash or no prep at all, so the coating sat on a smooth, dusty surface and never truly bonded. The second is moisture. Clay soils hold water close to the slab long after the rains, and vapor rising through the concrete pushes the coating off from below. The third is the wrong product, usually a thin paint or kit coating that cannot handle hot tires, chemicals or daily wear. Often it is a mix of all three.

The signs are easy to spot: bubbles and blisters, peeling patches in the tire paths, chips near the door, white haze under the coating and areas that sound hollow when tapped. Before we quote a repair, we figure out which cause is behind it, because a patch that ignores the cause will fail again.

How we assess a floor

We start by looking at where and how the coating is failing. Peeling only under the tires usually points to hot tire pickup on a weak coating. Blisters scattered across the floor or along the back wall usually point to moisture. Loose coating that pulls up in sheets usually means poor prep. We test the slab moisture in several spots, tap the floor to find hollow areas and check the edges of the failure to see how well the rest is holding. Then we explain what we found and what each repair option would mean.

Spot repair or full redo

If the coating is mostly sound and the damage is limited, such as chips from a dropped tool or a small area of impact damage, we can often repair just those spots. We grind out the damaged area, feather the edges, fill and recoat, and then apply a fresh topcoat over a larger area so the repair blends in. Perfect color matching to an older floor is not always possible, especially with flake, but we can get close.

If the failure is widespread, patching is a waste of money. In that case we grind off the old coating completely, test and treat the slab and install a new system built for the conditions. That costs more up front, but it is the only fix that lasts when the old floor failed from moisture or poor prep.

Dealing with moisture

When moisture is behind the failure, the new floor needs a moisture-mitigating primer. This is a special epoxy made to bond to damp concrete and slow vapor transmission. It goes down right after grinding, before any base coat. It adds a step and some cost, but it addresses the real problem instead of hiding it. We also look at outside causes, like sprinklers hitting the foundation or downspouts emptying next to the garage, and suggest simple changes that reduce how much water reaches the slab.

Cracks and damaged concrete

Some failures start in the concrete itself. Cracks from shifting clay can break a rigid coating along the crack line. Spalled and crumbling edges near the garage door leave nothing for a coating to grip. We repair these with fillers and patching materials chosen for the type of damage, then grind them flush. Flexible fillers go into moving cracks so the new floor does not split along the same line.

Old commercial floors

We also repair coatings in shops, warehouses and production spaces. Commercial floors often wear through in traffic lanes, peel around drains or crack along joints. We can repair lanes, rebuild drain areas and refill joints, or recoat the whole floor over a weekend. If the system was wrong for the use, we will recommend one that fits, such as a urethane cement in a hot washdown area.

Recoating a sound floor

Sometimes a floor is not failing at all. It is just dull, scratched or stained after years of use. If the coating is still well bonded, we can lightly grind the surface and apply a fresh topcoat. That restores the gloss and protection for much less than a full new floor. We will tell you honestly whether a refresh will work or whether the floor needs more.

Questions

Can you just patch the peeling spots?

If the rest of the floor is well bonded, yes. If the failure is widespread, a patch will not last.

Why did my DIY coating peel so fast?

Usually poor prep, slab moisture or a thin product. Often all three.

Will the repair match?

We get as close as we can and blend with a fresh topcoat. Exact matches on older floors are not always possible.
